Below are the three SIMPLE steps to buying your land, but…. Let’s not get ahead of ourselves. I am sure you probably have some questions. After all, this may be something completely new for you!
Don’t worry…. At Simplyland we realize that most people have not bought land online before, and many have not purchased any sort of real estate at all. With that said, we want all of our buyers to feel comfortable with the process prior to moving forward. Step 1- Choose Your Dream Property

Want to see the land first? No worries! You are welcome to go take a look at the land whenever you please! You should find the GPS coordinates and a google maps link on the property specific page. The GPS coordinates are not exact- they are from the county GIS Mapping System. These coordinates will get you within a few feet of the property corners.

Step 2 – Pay Down Payment & Doc Fee
This reserves the land for you and we take it off the market once you have completed this payment.
The down payment is your first property payment. This will count against the principal balance that you owe on the land.
The document fee or closing fee is the cost of the closing itself. This fee varies based on the price of the land. For your specific property, check the property page for the amount.
We use a secure payment processor “Geekpay” to process payments. You can make this first payment with a credit card or debit card. We can take the card info over the phone or we can send you a secure payment link!
Step 3 – Closing – Make it yours!
Once the down payment and doc fee are paid, we will draft the legal documents for you to sign. We will send you the documents via our online signature platform signnow.com. You will be able to sign with your phone or with your computer.
The documents you will sign are important. They outline exactly how the process will work. They are 1) Land Sales Contract, 2) Purchase-Sale Agreement, and 3) a Promissory Note. For more details on these documents, click here.
Along with these important documents, we will collect your bank account info for automatic monthly payments. We will set up a loan with our secure payment processor “Geekpay”, and you will be able to log in at any time to see your balance, make additional payments, change bank info, etc.
Once the final payment is made, we will deed the property to you and record the deed with the county recorder’s office.
